Abaca is a great 4 bedroom, renovated, family friendly, holiday house with a separate studio and a sparkling 10 metre pool. Abaca is in town in a private and quiet location and is a short walk to Byron's gorgeous beaches, great restaurants, cafés and shopping. This property is only suitable for family groups and can sleep a maximum of 6 adults and 2 children across the 4 bedrooms.
The configuration is a King in the first bedroom, two singles (that can be converted to a king) in the second bedroom, two singles (that can be converted to a king) in the third bedroom and a queen with ensuite in the separate studio. A portacot with linen is available free of charge should this be required for infants.
Abaca is well appointed, clean and welcoming. The large covered deck and BBQ area at the rear of the property overlooks a fully fenced tropical garden and glorious pool.
Abaca offers the opportunity to relax on the daybed or enjoy outdoor dining in the privacy of this north facing child friendly back yard. The house has open plan living with contemporary furnishings.
The kitchen in the house is modern and fully equipped, with good quality appliances including a dishwasher. There is also a washing machine and dryer.
The television in the main lounge is connected to Austar (Foxtel) and there is a DVD and CD player. There is a separate smaller lounge area with a television, games and books for some quieter moments.
There are 3 good sized bedrooms in the house - the main bedroom has its own little courtyard providing lots of light & yet another private spot to get away from it all.
From the living area there are sliding doors that open out onto the covered deck and grassed backyard with a cubby house, slide and swing.
Separate to the main house is a fresh and comfortable studio with a queen bed & en suite. The studio also has its own television, fridge and tea and coffee making facilities.
A high chair, 2 hair-dryers, iron, ironing board, linen and bath towels are supplied however you do need to bring your pool/beach towels.
A broadband internet connection is available.
There is off street, secure (uncovered) parking for one car and plenty of easy street parking.
Please note that Byron Bay has a NO PARTY rule in all properties. Schoolie bookings and bookings where the majority of guests are under 25 can only be made when specific arrangements have been made in writing with the property owner.

Bedrooms had quite a damp smell to them, especially when windows closed, probably our only real issue.
Kitchen crockery cupboards also had a strong damp smell
Cooking equipment was ok but not great - knives not very sharp, frying pan everything stuck to
Not as clean as other properties we have stayed. This was ok with kids as they are messy!
Oven was not working as was broken during our stay (but cooktops were)
On arrival we were so excited and surprised at the warmth and comfortable feel that this property exudes.
Our hosts even left us a bottle of champagne, chocolates and freshly ground coffee. Where else do you find this when renting a holiday house?
The decor is sophisticated and understated with a real beach/airy feel. The studio situated at the rear of the property is wonderful for peace and privacy.
The house layout is also well planned with the bedrooms situated at the front of the house away from the living area.
It is just a five minute walk into town and there is the Green Garage a fantastic organic food grocer/supermarket and cafe situated on the next corner.
The kitchen is a dream to cook in with a large gas stove and commercial benches and everything you need to cook with.
We would not hesitate to stay here again.
